How often is your guestroom occupied by guests?

Eliminate the guestroom.  Unless you have tons and tons of visitors there is no need for an entire room in your home to be dedicated to guests.  Buy a blowup mattress for the few days or weeks you have over-nighters during the year and the rest of the time enjoy every square foot of your home.
